What is Conveyancing?

A Licensed Conveyancer from Cronulla Sutherland Conveyancing will explain the contract to you, organise any property inspections, discuss your financial position and negotiate with the sellers conveyancer on any special needs such as extended settlement period, amount of deposit or possession amongst other things. Liaison with your lender on finance approval is also an important function.

Once contracts have been exchanged, we will carry out searches and enquiries to make sure you receive a clear title to the property and take all the necessary steps to settle the matter and arrange payout or funding of mortgages.

At all times we will advise you on various options and act to protect your interests.

Interested in Selling?

In NSW, it is law that a property cannot be advertised or marketed for sale until such time as a contract has been prepared. This rule also applies if you have not appointed a real estate agent and intend on selling your property privately.

If your property is listed with a real estate agent a contract must be prepared and forwarded to them before they can commence marketing your property.

We place a guarantee that on all sale transactions, the sale contract WILL be at your chosen real estate agent within 24-48 hours of taking initial instructions.

Cronulla Sutherland Conveyancing will obtain all the mandatory documents that need to be attached to a contract, eg. A council zoning certificate, a copy of the title and the other title documents, deposited or strata plan, sewer diagram and any other documents that may be required for your particular transaction and ensure that you as a seller, meet your obligations under law.

Cronulla Sutherland Conveyancing will draft any special clauses that may be required for your contract and that may be required to disclose particular matters for your sale. 

Once your selling agent finds a buyer for your property, we will ensure that all necessary steps are taken to bring the matter to a smooth and stress free settlement.
